Land Registry Compliant lease/title Plans
The law introduced in 2003 means that all new leases (of over 7 years) or existing leases being sold or assigned 7 years or more to run must now be registered with the Land Registry. Part of lease application requires a land registrycompliant lease plan to be produced and submitted.
Our lease plans will ensure compliane and avaoid a hold up with the transaction. If neccessary the plan can be tailored to correspond with the wording of the lease.

Our Valuation Survey Report is suitable for buyers or sellers and on houses where you are completely confident that the property’s condition is not an issue but you require advice on its current value.This format can also be used for a variety of other purposes such as lending, probate, relocation, matrimonial settlement and tax purposes.The Valuation Survey Report unlike the Homebuyer Survey and Building Survey is based upon a limited visual inspection of the interior and exterior and is similar in level to that required by the major Banks and Building Societies.
Homebuyer Surveys
This is a detailed inspection and report designed by the Royal Institution of Chartered Surveyors to give the buyer important information on the condition of the property in a user friendly and jargon free format.Features of the Homebuyer survey, which is suitable for most properties, include:
- Comments on the general condition of the property
- Any significant defects and urgent repairs
- Information relating to the energy efficiency of the property
- Any further investigation the surveyor considers necessary
- Any issues which need to be referred to the Legal Adviser
- Any specific maintenance considerations and safety issues
- A Market Valuation and advice on whether or not the property is a reasonable purchase at the agreed price
- Highlights what decisions and actions should be taken before contracts are exchanged
Full Building Surveys
Formerly known as a Structural Survey, this report is particularly suitable for very old (pre-1900), properties which have been neglected and very large or unusual properties such as listed buildings etc. It can be tailored to the needs of the client and type of building. This survey involves a comprehensive inspection of the property and a detailed in-depth report which is necessary for complex buildings:
- A detailed appraisal of the method and materials used in the construction
- A technical assessment of significant defects and advice on appropriate further actions
- Identification of less significant defects, general disrepair and shortcomings in physical condition, maintenance and design
- A photographic inventory of the property and defects and other issues
- Guidance of the costs of any essential repairs and their level of urgency.
